4)   Virtual Tour    A high quality professional virtual tour will be photographed and produced for your property by SpotlightHomeTours.com, a cutting edge on-line photo/video presentation, to be posted on the MLS systems, websites, and instantly available and e mail-able worldwide to prospects by request.
5) E card   Your property will be quickly be presented to all Park City/Deer Valley Realtors through immediate and frequent custom "email postcard " announcements and reminders.

14)   Showing Your Property   With your consultation, I will create a suitable arrangement for agents and prospects to view and show your property, sensitive to your privacy, personal schedule, and/or property management requirements. The secure electronic keybox system can be used at your discretion.
15)    Showing Follow-up   Wherever possible, we will request response and feedback from each showing of your property to learn what prospective buyers are thinking, and doing, as a guide to our marketing strategy.
16) Communication   You will hear from me at least once a week with an update, and more often when necessary.   Constant communication is key in Real Estate, and I guarantee it!
17)   "Your Agent"   As the full time representative of you and your property, I am constantly available to you, buying prospects and other real estate agents, for showing your property, answering questions, or discussing potential offers.
18)   "Negotiation Pit Bull"     As your listing agent,  I represent you 110% and am always in your court!   When we receive an offer from a prospect, the gloves come off! I will negotiate like a bulldog for the best price and terms for you*   As your agent I will never encourage you to accept an offer that is not in your best interests, or to your benefit. 
19)   "Escrow Hawk"    When we are "under contract" with an acceptible offer,  I will oversee your escrow process like a hawk, carefully reviewing all escrow and closing documents for accuracy, while keeping track of dates, terms, earnest moneys, inspections, contingencies, disclosures, title work, appraisals, loan approvals, document deliveries, other crazy things that sometimes pop up, and the other myriad details involved!  This attention to detail will give you peace of mind and the best chance of a smooth escrow and a timely closing!
20)   Your Payday   At closing, I will monitor the delivery of your sales proceeds to your account, whether by check or wire transfer. 
21)   Giving Back!    After your closing, I will make a charitable donation to the charity of your choice!  I believe in giving back in thanks for good business!
22)     Follow-up   I do not disappear after your closing!   I am always available for follow-up and other assistance, and certainly to help with your next transaction! 
23)   Service Guarantee     My guarantee to you:  If, at any time, I do not fulfill your expectations in marketing your property, or if you simply decide to keep your property instead of sell it, give me one week written notice.   Simple. You are never locked into an extended listing contract with AJ**
